Den engelske ejer beskriver huset : Our house is situated in Les Ayguades on the Maisons du Rivage Bleu residence along the shore of Etang de Mateille with the wonderful backdrop of La Clape nature reserve. Miles of blue flag sandy Mediterranean beaches where you can swim, walk or sunbathe to your hearts content are only a few minutes walk away over the bridge to the other side of the lake (etang). The beach has sunshine till sunset so is wonderful for balmy lazy evenings. The lake itself has many sandy beach areas suitable for swimming and beach sports such as sailing and wind-surfing are available in season. Fishing is also very popular. With its 3,000 hours of sun per year, the area is one of the sunniest regions in France. Les Ayguades is a thriving family beach resort, indeed, the whole area is very family orientated, there are no "English" bars, fish and chips and drunkards! It has two small "commercial centres" with restaurants which also offer take-aways, mini-supermarkets, boulangerie, local wine producers outlets, launderette, stationers and bicycle hire - all a short walk away. Les Ayguades is situated between Gruissan (4km south) and Narbonne Plage (3.5km north) all connected by cycle pathways - an ideal means of transport for this relaxing area. Narbonne itself is a pleasant 15mins drive away, the route over La Clape is particularly attractive. Here you can pick up the motorway network and head south along the coast for Perpignan and Barcelona, north for Montpellier, Nîmes and The Camargue or inland for Carcassonne and Toulouse. You enter the house through a white picket gate which opens onto the 20+ sq mt SE facing terrace. It is wonderful to wake up to a sunny breakfast outside in the morning sunshine. The surrounding hedge of Oleander shrubs make the terrace very sheltered and secluded, so in conjunction with the large sun umbrella you can have a mix of sun and shade all through the day. There is a good size outside table with 6 chairs plus sun loungers. On the terrace there is also a concrete BBQ with chimney, outside hose pipe and a cold shower (for freshening up the patio and yourself!!). From the terrace alongside the house is an area for drying washing and general storage. Patio doors open from the terrace into an inside dining area with an extendable circular table with matching chairs and sideboard, the whole house is bright and airy as you can see from the photographs. Beyond the dining area is the original ground floor bedroom which has been opened out to make a more flexible ground-floor layout. In here is a double bed settee, coffee table and TV-DVD, which also plays CDs. A set-top receiver box connected to a satellite dish enables the main UK channels to be viewed. This "room" can be curtained off to give privacy to anyone using it s a bedroom again. The kitchen area has two electric cooking rings with stainless steel worktop and basin with a fridge and storage cupboard underneath. A washing machine is to the right of this unit. There is also an electric kettle, freestanding oven/grill, coffee machine and toaster. The kitchen cupboards and sideboard house ample cutlery, crockery, glasses, pots & pans, cooking utensils and the most important salad spinner! The bathroom has w.c., hand-basin and shower which has good pressure and plenty of hot water. There is a mirrored storage cabinet with shaving socket and wall shelving for additional storage. Stairs lead up to the mezzanine bedroom which has been enlarged from its original size. There is a double bed, two bedside chest of drawers with table lamps, a contemporary wardrobe and old fashioned clothes stand! There are also two fold-up single beds - ideally suited for children because the obvious place to position them has restricted headroom. As such, the house can sleep 4 adults and 2 children. Other items of equipment are a vacuum cleaner, iron and ironing board and two heaters - maybe required if using the house during the winter. All patio doors and windows on the ground floor are fitted with venetian blinds. Everything is in excellent, clean condition with many items quite new. All the contents of our house are included in the sale. Nearby is our allocated private parking space. The house is pleasantly tucked away from this area so we do not have the hustle and bustle of cars being parked and people coming and going. This year we have had lets in May and June, July and August fully booked and two weeks in September, so you can see that the house is well appreciated. All lets, handovers and cleaning are handled by a local agent with pleasant English speaking staff. We love the area and the house and as we are approaching retirement are now looking for something larger in the same area as we intend to spend much longer periods down here - incidentally, the couple we bought the house from loved the house so much that they lived in the house permanently for over two years before they decided to move to a larger house locally.
